Earlier this year, Mr Salty did a calculation to help readers find out what type of HDB resale flat in Singapore they can afford to buy, 5, 10 and 15 years into the future. However, if you are already ready to buy a HDB flat in the next 1 to 2 years, you may be more interested to compare your purchasing capabilities with the latest prices.
Using data downloaded from data,gov.sg, Mr Salty consolidated the HDB resale flats median prices in 2019, according to the towns and flat types. By assuming one applied for a HDB loan, Mr Salty worked out the down payment required, the loan amount, monthly installment and subsequently the corresponding salary required to support the payment. From there, you will be able to gauge which flat type, in which town, you can afford to purchase.

Singapore HDB Median Resale Prices in 2019 by Towns
The first step is rather straightforward. By downloading the data from data.gov.sg, which contained “Median Resale Prices for Registered Applications by Town and Flat Type” from 2007, Mr Salty derived the average median prices of HDB resale flats for 2019, by town and flat types.

When Mr Salty applied a heat map to the data, it can be seen that the most expensive flats, which happened to be all 5-rm flats, are found in Queenstown, Bukit Merah and Toa Payoh (the usual suspects), while the cheapest, which are all 3-rm flats, are found in Woodlands, Jurong West and Bukit Batok.
Despite hogging the top spots, most of the 5-rm HDB resale flats are below the 75th percentile, which means that all the 2/3/4-rm HDB flats and most of the 5-rm HDB flats are among the 75% cheapest houses one can buy. On the other hand, all the ECs are in the top 25% most expensive range, along with a few of the 5-rm HDB flats.
Minimum Down Payment Required Based On 2019 Median Prices
From the median prices, a 10% down payment is derived. Here, we assumed that you are going to apply for a HDB loan, which allows for a loan amount of up to 90% of the flat’s value, which translates to a down payment of 10%. This down payment can also be paid in full by your CPF OA Savings.

Monthly Instalment To Service Housing Loan Incurred
Using the standard loan repayment formula, the monthly instalment can be found in the table below. This amount is worked out based on the assumption of fixed interest rate of 3%, over a repayment period of 25 years (the maximum allowed by HDB for Housing Loans).
However, if you are paying for the flat with another person(s), the monthly repayment amount can be split between all of you, thereby reducing the loan burden.

Buying a HDB resale flat may be a big-ticket item, but that does not mean it is not possible to figure out which flat types, in which towns, are within your budget. As outlined in this post, we can find the minimum monthly salary required to purchase a particular flat type, down to which town the flat is in. This number can be derived using the data downloaded from data.gov.sg for HDB resale flat’s median prices in 2019.
